Godrej Regal Pavilion, Rajendra Nagar:

Godrej Properties just had a press release about their entry in the Hyderabad real estate market. They've acquired 12.5 acres of land in Rajendra Nagar.

The news article states 4 million sft of saleale area and around 3500 cr revenue for godrej. Now major developers from mumbai are entering the hyd market.

I need opinions about rajendra nagar, first prestige city and then godrej. Can it be a good next investment location after FD and Gachibowli are geting saturated?

Okay, am I the only one getting serious Madison Avenue flashbacks with this new Godrej Regal Pavilion launch in Rajendra Nagar?Just yesterday, the project finally got RERA (P02400009910), and almost instantly every channel partner, real estate Telegram group, and NRI uncle started chanting “Godrej is here, get your EOI in!” Like clockwork. Godrej is quoting ₹7,000–7,500/sq.ft base price in what’s still a semi-industrial, underdeveloped pocket near Gaganpahad. Not kidding, this is almost the same price band they pitched for Godrej Madison Avenue in Kondapur earlier—another overhyped, underwhelming product that didn’t really deliver on value. Madison was supposed to be iconic too… but many buyers now are quietly trying to exit with no real resale market.

Exactly people are just running after brand that area most definitely not promoted as 7000+ sft for now. I recommed if you have this money much choose better locations

Regal Pavilion is being marketed as Rajendra Nagar, but the actual plot is hugging Satamrai/Gaganpahad, right off NH-44. Factories, truck bays, and godowns still define the stretch. You can literally see industrial dust hanging in the air when you visit the site. The claim that this is some serene “green zone” is hilariously outdated.

They are big builders and getting rera on time indicates they will stick with the project timeline, I don't get this unneccessary hate, the area is growing in fast pace with the future city and metro project it won't take time for the appreciate and become even better from investment point.

No one is hating sir. I don't think you have any experience with Godrej as of recently, most of their projects are being delayed. They are so many negative experiences and frauds you will be shocked.

Location: Rajendra Nagar, but it’s actually very close to Gaganpahad/Satamrai Around 15–20 mins from Shamshabad airport. It's technically in the Budwel layout zone but surrounded by semi-industrial patches. 2. Project Specs:• Spread over 13 acres•  9 towers, each G+33 floors•. Huge clubhouse (approx 75,000 sq.ft, G+5 floors) 3. Unit Sizes: 2 BHK: 1300–1400 sq.ft, 3 BHK: 1650–2350 sq.ft, 4 BHK: ~2900 sq.ft 4. Pricing (as of now): Quoted base price is ₹7,000–₹7,500/sq.ft

Are you guys sure about buying in Rajendra Nagar, I was reading on the prestige city thread about Rajendra Nagar and would like to know some inputs on the same.

My opinion is, if you want to buy it for renting it out, you can go ahead with it but if you want to flip it out in some time, I don't think Rajendra Nagar would help you with price rise as these problems will be there, I cannot find any GO regarding the relocation of industries over there, even if those are packing industries, air pollution and soil pollution will be there for sure, so before taking any step forward ask the builders team to show you the government order for the relocation of the sites.

Yes, don't believe what they say instead ask them to show you orders, plus these projects coming in after government change make it look fishy.

Plus the lake that is taken over by Prestige, ask them how they will fix it and if they have something on paper regarding the same.

Developments are picking up at Shamshabad. If there's some certainity for the airport metro project, than that area will see good returns. GMR is coming up with the biggest entertainment hub and malls in the airport village. So if these shape up well, can expect good returns in the next 4 years.

Rajendra Nagar area is good but it's next to katedan industrial estate. Rubber, plywood, paint, fireworks all such manufacturing units are there. Not sure how much they'll affect the developing cityscape, but need to be considered i think.

it's prestige city apartments only and the villa project in prestige city is named Bellagios. I think you might be confusing it with Rajapushpa lifestyle city, in tellapur. That consists within it multiple projects. three different apartment and 3 villa communities including rp green dale, serence dale, imperia etc. Rajapushpa lifestyle city is a township as it's spread in 400 acres, prestige city is just a big project in 60 something acres, not a township.

Prestige city was launched at 6500 per sft. Base proce should still be less than 7k now also.

so godrej can be expected to launch between 6.5 to 7k price. If there's otp that might fall around 5k per square feet. Since this would be their first project in hyderabad, so they can be expected to come at a reasonable price and good offers.
